In keeping with our Ethos, “What’s good for people is good for business,” rental income derived from the daily rates will be shared back to our partners: 60% for the member partners, and 40% for The Oasis for the first 4 years to help accelerate the pay down of the investment incurred. In year 5 and onward, share percentages will reverse with 40% going to the member partners, and 60% payable to The Oasis as compensation for management, marketing, and maintenance.
We want you to have the benefit of paying down your investment rapidly. With this in mind, we will only be taking a minimal maintenance fee from the daily rates when the guest accommodations are completed and your guest accommodations are made available to rent out. You will never be charged a maintenance fee for your residence, unless you choose not to make it available as a guest accommodation in which case there will be an annual charge for maintenance of your Villa.
Here is what you can reasonably expect based upon conservative and verified market assumptions for yearly income from a 100-meter plot investment with guest accommodations constructed upon it (See Phase Two Development). Assuming the daily rate is $100 USD and that the occupancy is 80% average for the year. This day rate is very competitive for our offering and the average occupancy is also in line with the numbers experienced on Bali, Lombok and the Gilis according to Colliers International Research and the statistics Bureau Office Bali (BPS) Bali. In plain language, this translates to your property being paid off well within 4 years of your initial investment. The numbers are as follows 40,000 USD Total Net Return after the 25,000 USD has been returned in full. These are numbers that very few if any similar projects can claim. Yet this is only the beginning of the value you will receive. You will also now own a property that has over the time since you made your investment has appreciated in value several times. This is an assumption based upon the fact that you have an income producing property that is attached to a resort community with a 5 Star Reputation and 3 Star prices (Very popular and booked year round). We have every reason to expect that each land plot and the Villa that will sit thereon will be worth no less than 100,000 USD by the end of the fourth year. Based only upon the income it produces a strong argument could be made that easily values the property at 100K USD.
